The Mohawk 3 building reposition project was a real enjoyable project for ACI. The previous owner had raised his family in the main craftsman style house, converted the garage to an additional unit, and constructed a 2BR on the alley side of the property. The owner had fallen behind on repairs and did not enjoy property management and decided it was best to downsize. ACI paid a fair price and completely rehabilitated the property, optimized exterior patios and personal space for each building, and kept the historic charm of the property. After a full reposition, ACI was able to achieve a 10% Return on Investment, provide and improve the housing stock for San Diegan renters, and maintain the historic charm of the neighborhood.
